Rules & Regulations

RESERVATIONS & SECURITY DEPOSIT

To secure your reservation, a non-refundable, non-transferable security deposit is required.
Once a date is booked, it is final. No refunds. No reschedules.

All guests must contact Daniel at (740) 827-6651 (text or call) before booking.
Please allow 24 hours for a response.

Overnight Investigations CHECK-IN / CHECK-OUT

Check-in begins at 5:30 PM. Prompt arrival is required.
Daniel will greet you, collect any remaining balance, present waivers for signature, and provide a brief orientation.
Check-out is at 11:00 AM the following morning.
Self-check-in is available by request for VIP and returning guests.

AMENITIES

The Bellaire House provides the following when possible:

Heat, air conditioning, running water
Bathroom and shower facilities (please bring your own towels)
Kitchen with stove, refrigerator, microwave, coffee pot, pots, and pans
Amenities are provided when available but are not guaranteed.

POLICY CHANGES

The owners of Bellaire House™ reserve the right to amend policies, procedures, or offerings at any time, with or without prior notice.

PARKING

Parking is available:

Along the fence
Behind the house
In the yard

Vehicles are parked at your own risk.

Management assumes no responsibility for theft, damage, or unexplained mechanical failure.

LIABILITY WAIVERS

All guests are required to sign a liability waiver upon arrival.
Participation is at your own risk—physical, emotional, and spiritual.

TOURS

$45 per person
Duration: 2 hours
Guided or self-guided
By appointment only — please inquire for availability

MEDIA, FILMING & INFLUENCERS

$1,000 per day for major productions, networks, or professional filming
$350 per session if Kristin Lee is requested for interviews or on-camera appearances

Kristin Lee is not currently available for interviews or media appearances.

All requests must be formally submitted for future consideration.

CANCELLATION POLICY

There are no refunds for cancellations, missed appointments, or early departures.
By booking, you accept full responsibility for the date reserved.

ALCOHOL & CANNABIS POLICY

Alcohol and recreational drug use are strictly prohibited prior to or during an investigation.
Medical cannabis is permitted with valid documentation.
Recreational marijuana, in accordance with Ohio law, may only be used in designated areas and must not interfere with other guests or the investigative experience.
All guests must conduct themselves with discipline and respect at all times.

CONDUCT & BEHAVIOR

Any behavior deemed dangerous, provocative, disrespectful, or antagonistic—whether directed at other guests or spiritual entities—will result in immediate removal from the property without refund.

PROHIBITED ITEMS & PRACTICES

The following are strictly forbidden:

Ouija boards
Urns or cremated remains
Mirrors
Haunted or trigger objects
Rites, rituals, or invocations of any kind
Portal work (no opening or closing)
Demonic summoning or dark conjuring

This is not a playground for spiritual manipulation.

It is a site of memory and phenomena. Approach accordingly.

LIVE STREAMING

Live streaming is permitted with respect for the space and other guests.
Inappropriate language, behavior, or provocation will not be tolerated.
